Independent advice, transparent comparisons, and negotiation handled directly with landlords and agencies on your behalf.

    Plan and design

    Architecture, interiors, and engineering are drawn together rather than in sequence, against your brand, your headcount, and the way your team actually works. Permits are started on day one so paperwork never becomes the thing that holds the opening back.

    Build and fit out

    Demolition, partitions, HVAC, flooring, joinery, and finishes are delivered by our own in-house team, with over 95% of the work kept off subcontractors. The studio that drew the plans also runs the site, so decisions are resolved in hours instead of weeks.

What founders ask before they start

We are based abroad. Can you run the whole project remotely?
Yes. A large share of our work is for clients who are not on the ground in Kosovo. We handle the property search, lease negotiation, permits, design sign-off, construction, and furnishing, with weekly reporting and visuals so you always know where things stand. Many clients first set foot in the finished space on handover day.
Do you help us buy a property, or only rent?
Both. Our real estate network covers spaces to rent and to acquire. We give you independent comparisons and negotiate the terms that fit your plans, whether that is a flexible lease for a first market entry or a purchase for a long-term base.
What does the 60 days actually cover?
The 60-day delivery clock runs from the point the space is secured and the design brief is signed off, through to a furnished, commissioned, move-in-ready office. Property search and lease negotiation sit ahead of that window and depend on the market, but we move on them in parallel from the first conversation.
How early should we bring you in?
As early as possible, ideally before you have chosen a space. The earlier we are involved, the more we can shape the property decision around how the fit-out and your operations will actually work, which is where the biggest savings in time and cost are found.
